Steps In the Home Buying Process
1.) Determine the kind of home you’d like to purchase. In this step we analyze what you’re looking for in a new home. How many bedrooms do you need? Do you have children? Need a yard? These are the kinds of questions we can discuss via phone or in a personal meeting to do a free needs analysis for your upcoming new home.
2.) Getting pre-approved for the loan. Before we go out shopping, we need to make sure that your funds are available to find your dream home. We work closely with spectacular loan officers who we are happy to refer you to who can get you pre-approved over the phone in minutes. To be pre-approved gives you the 100% green light to buy a home; after approval your are ready to write a purchase offer assured that you have the funds available.
3.) Property Search. After your loan is approved, you are set up with a list of homes that are immediately active and available. After meeting with us, we go through the properties to determine which of them are suitable for your needs. Armed with that information, a customized search is set up through our MLS system that automatically notifies you of new listings or price changes for current listings.
4.) House Hunting. Now it’s time to look at homes! After deciding which of the active listings would work for you, we schedule all showings and coordinate your access to view the insides of all units.
5.) Writing an offer. When writing an offer, we typically pull comparable properties to determine how close the asking price is to the current value of the home. We advise on terms and together we will out the California Residential Purchase Agreement.
6.) Purchase Negotiations. After the offer is written, it is submitted to the seller for their consideration. We have consistent dialogue with the seller using our years of experience to help lock in terms that are agreeable to both the seller and you, the buyer.
7.) Post offer acceptance. Immediately after a purchase offer is accepted, we help coordinate any and all aspects of your contingency period; from inspections to labor contractors. We ensure that all deadlines are met and that you are satisfied with the results as you progress towards the closing date.
8.) Pre-closing. Before we close the transaction, we thoroughly review all documentation provided by the title company to ensure that all of the information is correct and precise.
9.) Closing. We meet you personally at the title company to go over all of the documentation one final time, sign the paperwork, and get you the keys to your new home!
10.) Post closing. We are always available after the closing of your transaction to help you with any questions or concerns you may have. Plus, if you buy a home with us, we can get you the use of a moving truck for free! Just a nice little bonus.
